LANDSCAPING
Included in our HOA dues is approximately 28-32 grass cuts per year depending on the current Landscaping contract issued by our HOA. The frequency and timing of grass cuts may be impacted by rainfall and other weather conditions. Typically, our HOA Landscape contract includes the following services:
Mowing front, back and side yards
Edging around the beds. It does not include the beds themselves; this is the responsibility of the owner.
Blowing grass clippings off paved areas, driveways, and sidewalks.
Mowing, edging and maintaining flower beds, trees, grass areas, landscaped areas within common areas, including entry gates, tree islands, and our clubhouse and pool areas.
Services not included in our HOA dues (but which can be contracted with a private lawn maintenance service) include the following:
Trimming hedges and maintaining flower beds, trees, and other landscape areas within residential property.
Removing trees
Installing pine straw, mulch, or other ground covers
Applying fertilizer, weed control, or other lawn maintenance applications.
Residents should be aware that they are responsible for maintaining landscaping along the perimeter of their property, including items around privacy fences.
HOUSEHOLD WASTE PICKUP
Our HOA provides household waste pick-up every Thursday. There is no need to place your garbage can at the curb, as it will be picked up and returned to your side door. All garbage should be bagged. If you have any questions, call the current Garbage Collection Contractor. Chatham County will pick up large items on the first Friday of every month, and yard waste is picked up on Mondays. CLUBHOUSE
Our Clubhouse includes a pool table, TV, exercise room, and kitchen. It is cleaned professionally only once or twice per month, so treat it like your home and leave everything as you find it. If something is broken or nonfunctioning, please report this to the Recreation Committee.
All guests and children must be accompanied by a CAL Member who agrees to be financially responsible for any damages or additional cleaning caused by their party. Before leaving, please be sure that:
All food and trash are removed.
A/C temp is reset to 76 degrees in summer or 67 degrees in winter.
Lights & fans are turned off and all 3 doors are locked.
A rental application and fee is required to reserve the Clubhouse for private events not open to CAL residents. The application is available at our community website. The rental fee covers the cost of processing the application and cleaning the Clubhouse after your event. Clubhouse rental does not include use of the pool or deck area.
SWIMMING POOL AREA
Our swimming pool area includes a pool, pergola, tables and chairs, a fire pit, and porch area. All persons using the swimming pool area do so at their own risk. Pool rules include:
People under 18 must be accompanied by a CAL Member.
No pets, leashed or otherwise, are allowed in the clubhouse or pool area except for therapy dogs.
Music and toys should be minimal so as not to interfere with the enjoyment of others.
Pool rules required by the Department of Public Health are posted near the pool and on the clubhouse bulletin board.
All guests must be accompanied by a CAL homeowner (this includes family members not residing in the CAL resident)
If anything is not working, please contact the Recreation Committee.
TERMITE BOND
The foundation of all homes in CAL are treated with a termite application during the construction phase. All homeowners are included in a Termite Bond paid for by our HOA dues. The duration and extent of coverage may vary for individual homes depending on the year the home was built, and the terms of the current Termite Bond. Any questions concerning our Bond should be directed to our current HOA Management company.

MINI LIBRARY
A mini library located in the main room of the clubhouse is available for all residents to enjoy. Feel free to borrow and leave old books. From time to time the books will be traded out to keep the selection fresh and updated. Videos are welcome, too.
