The HOA is responsible for providing certain repairs and maintenance of CAL’s common areas and community amenities, and a specific list of repairs and maintenance of residential homes and property. The matrix below is offered to help residents discern which repairs/maintenance is HOA responsibility, and which are homeowner responsibility.
Procedures for Submitting Requests for Property Modification
The HOA with input from the Architectural Review Committee (ARC) has established the following guidelines for CAL residents to obtain approval to modify their property for the purpose of maintaining compliance with our HOA standards and community aesthetics:
As an option, the resident may contact the ARC to seek assistance in preparing a Property Modification Request form. The ARC is available to help residents know what type of modifications are likely to be approved, and which may not. The ARC can help residents complete the form properly to avoid delays in HOA review and possible resubmission. The other option for residents is to bypass the ARC and submit directly to the HOA.
Complete the application form below and include a drawing or copy of the plat for your lot showing the proposed property modification, pictures or a very detailed description of the proposed modification, and an application fee if required.
Mail the application package to the current HOA Management company. Their address is on our CAL Directory.
Please keep in mind that modifying your property without approval may result in a fine if our HOA determines the proposed modification required approval prior to implementation.
NOTE: Home Maintenance and Property Modifications are handled by Keystone Management through the Keystone portal links above
